This attractive complex of 16
individual apartments, which have been
fitted and furnished to a good standard, is
ideal for couples and families.
The excellent on-site facilities cater for
both adults and children alike, and with
never more than 60 residents, access to the
facilities is assured. (Bar and Eaterie open
from 1st April (or Easter if sooner) to 31st
October, February Half Term, Christmas and
New Year).Just 3 miles away is the stunning
scenery of the North Devon coast, with the
villages of Hartland, Clovelly and Bucks
Mills tumbling down to the rocky shoreline.
The breathtaking sandy beaches at Westward
Ho!, Widemouth Bay and Bude with its splash
park, are all within driving distance.
Inland is rich farming country, dotted with
little thatched hamlets and small market
towns. Great Torrington, 10 miles, is the
home of Dartington Crystal, where you can
watch expert glass makers, or visit the
lovely RHS gardens at Rosemoor.
A
mile away, the village of Woolfardisworthy
(shortened to ''Woolsery'' by the locals)
has a local shop and pub. Bideford, 10
miles, renowned as a historic port and
market town, has a pretty but steep town
centre with a pannier market, and also
offers boat trips or helicopter rides to
Lundy Island.
Just on the outskirts of Bideford is the
Atlantic shopping village, together with the
''Pirates'' play area, complete with maze
and crazy golf for children.Many other
family attractions are all within 10 miles,
including the Milky Way, The Big Sheep and
Killarney Springs.
There is horse riding, golf and clay pigeon
shooting nearby. Barnstaple, 20 miles, which
holds weekly markets and antique fairs,
offers good facilities such as cinema,
theatre, leisure centre and shopping, along
with a wide choice of restaurants and inns.
Local Brannams pottery can be found on the
outskirts of Barnstaple, the home of Royal
Barum Ware.
The coastal path and the famous Tarka Trail
for cycling and walking enthusiasts can be
picked up at Bideford and taken all the way
to Braunton, taking you through the estuary,
nature reserves and burrows along the way, a
delightful way to take in the local scenery
and spot many different birds en-route, and
a great excuse to stop off at local inns or
tea rooms along the way.
At Braunton, Squires fish and chip shop is a
must. Dartmoor and Exmoor, about 30 miles
away, are both within easy driving distance.

In a setting of stunning natural
beauty, Tuckenhay Mill is the centrepiece of
a cluster of country homes and cottages with
superb leisure facilities including two
indoor and one outdoor pools, making it

Mill which once produced some of the finest
paper in the land, nestles in the green and
shady Bow Creek, a languid inlet of the
River Dart. Around the mill are all the
buildings which once went to make up a small
bustling village port. These listed

THE TUCKENHAY POOLS Tuckenhay is
renowned for its spectacular award winning
indoor pools with glass mosaics and
hand-painted silk murals, they combine
exotic decoration with the most modern
dehumidification and purification equipment
and full changing facilities. ROMAN POOL
This dramatic Roman style 32ft pool (4ft 6in
deep) has a safe children's bay reached by
separate steps. Completing the experience
are sauna and steam room (£1 by slot meter),
a refreshing cool drench shower fed from the
underground spring and a separate Jacuzzi
with hydro jets. Open daily from 8.30 am to
7.30 pm (9 pm Wednesday). Children must be
supervised. WATERFALL POOL This award
winning pool is sculptured in a curved shape
over 40ft long (4ft 6in deep), and bounded
in part by a natural grotto rock face of
tumbling water. It incorporates the ultimate
in water movement technology: floor and wall
massage jets, water volcanos, water cannons
and swim jets. There are two Jacuzzis - one
in the pool - sauna and steam room (£1 by
slot meter) and hot and cold spring-fed
showers. Open daily from 9 am to 6.30 pm.
Adults and children over ten with a swimming
adult. The extra charge for use of pools and
heating, detailed in the cottage
descriptions is all inclusive in the final
balance.

river glides beneath the trees and time
stands still..."
Orford Mill lies alongside the River
Torridge in a beautiful wooded valley,
nestled below the historic town of
Torrington. With its air of peace and
tranquillity, abundant wildflowers and river
life, it became the setting for Henry
Williamson's magical story of Tarka the
Otter. Indeed, the mill wheel in which Tarka
hid from the hound Deadlock was at Orford
Mill.
This superb location makes a wonderful
holiday base, especially for families, with
sandy beaches on the North Devon coast only
10 miles away. The complex consists of a
Grade II listed water mill and manor house,
now converted into nine delightful cottages,
all equipped to Visit Britain `4 Star'
standard. Most overlook the charming
ornamental courtyard with its ponds and
flowerbeds. Riverside is detached and
overlooks the river. All cottages retain
character features such as exposed beams and
stonework, and each is furnished in an
individual style to a very high standard.
Guests can enjoy an indoor heated
swimming-pool, with lovely river views, as
well as an all-weather tennis court, games
room and fenced outdoor children's play
area. In addition, fishing rights are
available on 200 yards of river (bring own
licence, or avail locally at cost). All the
waterways are safely fenced.
The
countryside around Orford Mill is dotted
with sleepy villages nestled among the
hills, while extensive woodlands, traversed
by many footpaths, offer the chance to
experience the area's natural beauty at
close quarters. Adjacent to the grounds are
the renowned RHS gardens at Rosemoor, and
other local attractions include Dartington
Crystal, offering a factory tour and visitor
centre. Great Torrington is only a mile away
with good shopping and amenities, and there
is golf at nearby Hartland.
Orford Mill adjoins Torrington Common which
extends to 365 acres, incorporating 20 miles
of footpaths. The common is a haven for
wildlife. The `Big Sheep' and `Milky Way'
theme parks are each less than 10miles away.
The River Torridge runs downstream to the
ancient port of Bideford, still with a
working quay offering boat trips out to
Lundy Island. Just around the corner is the
attractive little town of Appledore with its
colourful houses and narrow streets.
To
either side lies Devon's most spectacular
stretch of coastal scenery - a chain of
magnificent cliffs and rocky promontories,
interspersed here and there by long flat
sandy beaches, where the Atlantic breakers
roll in to create ideal surfing conditions.
There are splendid beaches at Instow and
Westward Ho!, the latter bordered by the
Royal North Devon Golf Club, and the Northam
Nature Reserve.
Further west is the supremely picturesque
Clovelly, whose narrow, cobbled main street
descends at a dizzying gradient to the
little harbour below. To the south, the
cathedral city of Exeter can be reached via
a delightful drive through lush river
valleys. Orford Mill offers very attractive
accommodation set in 3 acres of beautiful
gardens with streams, waterfalls and the
water wheel which is still operational.
Excellent as a touring base, it makes a good
choice for a holiday whatever the weather.

"A truly magical estate to escape to and
unwind..."
Nestling peacefully high in the
hills above the Taw/Torridge estuaries, the
Webbery Manor Estate - a Saxon manor listed
in the Domesday Book as being given by the
conqueror to Nicholas the Crossbowman - is a
haven of rural tranquility, yet lies within
convenient striking distance of the North
Devon market towns of Bideford and
Barnstaple. In the 30 acres of parkland and
woods surrounding the Manor House (rebuilt
during the Regency period), grazing sheep
compete for space with deer, hare, owls,
pheasant, birds of prey and other wildlife.
Stunning views of Exmoor and Lundy Island
(accessible by ferry from Bideford and
Ilfracombe) may be enjoyed from the grounds
on clear days. Gardeners will delight in the
many specimen trees and rhododendrons, and
in the stone and brick walled kitchen
gardens from which complimentary seasonal
produce is made available to guests. In
addition, the gardens at RHS Rosemoor,
Marwood and Tapley Park are all within easy
driving distance. Four of the properties
(HDDN, HDDO, HDDP and HDDQ) were originally
constructed using materials from the estate
and all have been refurbished to an
exceptionally high standard with careful
attention being paid to comfort and detail.
Beautifully decorated and furnished with
antique and period pieces, they offer solid
oak floors, hand-made curtains and
wood-burning stoves with fuel available from
the estate's woodland. The owners' tennis
court may be used subject to availability
(non-marking footwear must be worn). Dove
Cote House is a substantial residence, truly
unique with dove cotes set into the front
gable of the house. The interior boasts
vaulted ceilings, galleried landings and
many other interesting features. The main
bedroom has a roof terrace with breathtaking
westerly views out to Lundy Island - just
the place for breakfast or watching the
setting sun with a glass of wine on a warm
summer's evening. A link to the Groom's
Cottage can be opened up to create a six-bedroomed
cottage accommodating twelve people. The
Groom's Cottage which adjoins the Dove Cote
House has open-plan accommodation on the
ground floor with French doors leading to a
secluded walled garden.
The Linhay, where carts were once kept and
the hay stored for the horses which worked
the estate in a bygone age, is a two-bedroomed
detached cottage with a bright and airy
interior which oozes charm. Both bedrooms
enjoy westerly views over the Bristol
Channel towards Lundy. The Appleloft, which
once housed the estate's cider press is a
delightful spacious, two-bedroomed cottage
with a gallery and vaulted ceiling,
adjoining the Groom's Cottage. Chapel
Cottage (H81), the fifth property, adjoins
the Manor House (occupied by the owners) and
is a conversion of what was once the family
place of worship, whilst the sixth, The
Coach House (H80), has been reconstructed in
the Regency style and has wonderful views
towards Exmoor in the distance. Webbery is
ideal for family gatherings, celebrating a
birthday or anniversary or for those who
just want to escape and unwind in a truly
magical place.
The locality offers a hugely varied range of
walks in woodland, along coastal and
esturine trails and for the more energetic,
The Tarka Trail is located only a few
minutes away and provides extensive (and
largely level) cycling with wonderful
estuary views. The sea is never far away
from Webbery and the long sandy beaches of
Instow, Puttsborough, Saunton and Woolacombe
are readily accessible. The ancient port of
Bideford, with its working quays and
heritage museum is also close by. Golfers
have a number of excellent courses within
easy reach, including the Royal North Devon
Golf Club at Westward Ho! and Saunton Sands.

Sensitively converted by local craftsmen,
the cottages are grouped around a cobbled
courtyard, behind the owner's 17th-century
farmhouse, and retain much individual
character with original beams and stone
walls. Equipped to a very high standard, the
addition of modern day comforts has resulted
in a collection of cosy holiday homes,
offering wonderful all-year round
accommodation, with each cottage boasting
its own garden and patio.
Lush meadows and woodland extending to 14
acres (and home to a wide variety of
wildlife) provide opportunities for pleasant
strolls, and a purpose-built leisure complex
offers superb on-site facilities. Open
daily, the indoor heated swimming-pool
(complete with jet stream, large shallow
stepped end and constant depth of 1.2
metres), is complemented by a games room and
fitness room.
You can visit Gilbert, the goat, hens, and
sheep and there is a children's play area to
keep youngsters happily amused, as does a
separate ball games area. Many quaint
villages await discovery nearby - the very
photogenic `chocolate box' village of
Clovelly being of particular note. Nearby
Appledore offers all the old world charm of
a fishing village, famous for its arts,
crafts and maritime heritage.
Beach lovers will delight in the wide sandy
beaches, the nearest being the Blue Flag
Westward Ho!. Walkers can enjoy the
spectacular scenery of the coastal path,
while the Tarka Trail traces the steps of
Henry Williamson's Tarka the Otter and
provides miles of traffic-free cycling -
bikes can be stored securely or hired
locally. The award-winning farm parks, The
Milky Way and The Big Sheep will fascinate

Tucked away in this tranquil
location at the heart of rural Devon, these
three lovely barn conversions are situated
on a quiet country estate on the edge of the
historic village of Shebbear.
All the properties
are presented to a very high standard and
enjoy shared use of a superb indoor heated
swimming-pool, sauna, gym, and games
facilities, and are just a short drive to
the stunning North Devon and North Cornish
coast.
It is the ideal family holiday
location. Toad Hall (HTL) has been converted
to a very high standard from an attractive
stone barn and retains much of its original
character with lovely high apex ceiling and
galleried landing, overlooking the open-plan
living area with its cosy open fire and
traditional flagstone floors. It boasts all
the charm of a traditional barn with all the
modern comforts of en-suite facilities to
some of the bedrooms and a lovely fitted
kitchen. A downstairs bedroom and bathroom
provide easy walking or wheelchair access.
Badger's House (HPG) is the largest of all
three cottages - it was a former dairy and
is attractively beamed throughout and again
is presented to a very high standard. A
light and spacious property, it oozes charm
and comfort. The living room is full of
character and a lovely family room to while
away the evenings in front of the
wood-burning stove. Moley's Place (HTK) with
its large kitchen/dining-room, ideal for
family meals, and unusual L-shaped living
room, provides plenty of space for all.
There is always a quiet corner to tuck away
in or to just relax in front of the open
fire.
Each property has its
own private garden and patio area
overlooking open countryside, the ideal
place for summer barbecues or al fresco
dining. Within the grounds there is plenty
to keep everyone happy. Apart from the pool,
sauna and gym, there is a large shared games
room with table tennis, pool table, table
football, bar billiards, darts and computer
games along with a toddlers' internal soft
play area and `Kick About' area.
Take a walk through
the beautiful 4½ acres of natural woodland
on the estate - a delight for young and old
filled with an abundance of wildlife and
flowers. It is even possible to barbecue
down here in one of the picnic areas. A
stunning location that has something for
everyone. Wild brown trout, sea trout and
salmon fishing are available locally and
good shooting is close at hand in the
season. Golf and riding are available nearby
whilst the famous Tarka Trail leads walkers
and cyclists through some superb scenery.
Roadford and Tamar Lakes are both within a
20-minute drive for fishing, lovely lakeside
walks and water sports, and Dartmoor
National Park is a haven for nature lovers
and walkers.
The stunning North
Devon and North Cornwall coast is within 30
minutes' drive and boasts fantastic sandy
beaches and hidden coves, ideal for surfing
or exploring the many rock pools. The
historic port and market town of Bideford is
just 10 miles away. In a pretty waterside
setting it has a good selection of shops and
restaurants along with the Atlantic Village
shopping centre.
From here boat trips
or helicopter rides can be taken to Lundy
Island. Along the rugged coastline lie the
cosmopolitan villages of Instow and
Appledore, beautiful Hartland and the
delightful harbour village of Clovelly - not
to be missed. Among the many family
attractions are The Big Sheep, The Milky Way
and Kilarney Springs. RHS Rosemore Gardens
and Dartington Crystal Factory are also
close by. And for a great day out the famous
Eden Project is just an hour's drive.

as peak times. The schools go back at different
times depending on the area. That is why its such a
