Surrounded by ancient
woodland amid the glorious rolling
countryside of the Eden Valley, Morland Hall
offers three beautifully presented holiday
cottages which boast ETC `5 Star' rating for
their excellent facilities, superb
furnishings and comfort.
Built in 1861, the main house fell into
decline after the Second World War, but has
now happily been restored to its former
glory by the present owners, to provide a
splendid family home for them, along with
two spacious and extremely comfortable
holiday properties adjoining the main house,
and, further up the drive, the large and
elegant detached Coach House.
Close by The Coach House, in an attractive
sheltered area, is the shared
outdoor heated swimming-pool and an adjacent
gym.
With very good access to both the Lake
District and the Yorkshire Dales, Morland
Hall makes for an excellent holiday
destination.
Just 8miles away lies the ancient market
town of Appleby, once the county town of
Westmorland, and renowned for its famous
Horse Fair - held in June of each year since
1750. Protected on three sides by the River
Eden, the now privately owned Appleby Castle
forms the third side and is open to the
public during certain times of year.
Displaying a collection of fine paintings
and porcelain, it was restored by the
influential Clifford family. Passing through
the town, the Settle to Carlisle railway
offers visitors the chance to relax and
enjoy wonderful scenery as it runs over the
famous 24-arched Ribblehead Viaduct before
descending two hundred feet in five miles.
Slightly further to the north of Appleby,
the bustling market town of Penrith can be
found, which once served as an important
stopping point on the north-south trading
route. Close by are Brougham Castle and
Dalemain - local attractions of interest,
the latter being the location for the TV
adaptation of the novel Jane Eyre. Pub

"A converted
18th-century farm retaining local character,
hidden away in the picturesque foothills of
Blencathra Fell..."
Conveniently located between Penrith
and Keswick, is the peaceful resort of
Whitbarrow Village. Its picturesque location
in the foothills of Blencathra Fell
(popularly known as `Saddleback'), has
helped make this resort one of the Lake
District's most popular, with a warm and
friendly atmosphere. The properties have
been furnished and decorated to a high
standard and guests are provided with
facilities and services to enjoy a wonderful
and relaxing holiday.
In converting an 18th-century Cumbrian farm
known as Whitbarrow Hall in 1986, the
original owners succeeded in retaining the
unique local character. The cobbled, flagged
`village' street, overlooked by the clock
tower, runs between the converted stone farm
buildings, with paths leading off through
pretty archways to flower-decked courtyards.
The attractive cottages are a mix of two
bedroom and three bedroom - all come
complete with every modern comfort, yet the
peaceful rural setting and beautiful views
ensure that the historic charm remains for
today's visitors to enjoy.
Whitbarrow village is an ideal spot in which
to completely relax, with plenty of quiet
little courtyards and hideaways. Or with
Ullswater just 5 miles away, it makes the
ideal base from which to explore the area.
Some of the many facilities on site include
an indoor heated swimming-pool, fully
equipped leisure club, tennis court, 18-hole
crazy golf, children's play area and 9-hole
putting green.
From the most energetic hiker, climber,
cyclist, golfer or watersports enthusiast to
those who prefer to meander gently by car or
boat, visitors will find that each lake and
tarn has its own individual character. Shop
3 miles, pub on site.

former byre and stands in a courtyard which
is bedecked with flower tubs, window boxes
and hanging baskets.
All the cottages have been beautifully
furnished and equipped to offer very
attractive accommodation. All fitted and

pot bellied pigs, goats, and ponies
(including a miniature shetland pony called
Mirabelle and her foal) and visitors are
welcome to walk in the fields surrounding
the farm (a red squirrel has been spotted in
the grounds), as well as the many public
footpaths nearby.
This 500-acre farm is set in an Area of
Outstanding Natural Beauty, with superb fell
walking nearby. The pretty market town of
Keswick stands on the shores of Derwent
Water and makes an excellent base from which
to explore delightful Borrowdale. There are
many interesting walks as well as more
strenuous hikes for the more experienced
walker. In the town itself there are many
interesting shops, inns and restaurants and
an entertaining motor museum showcasing many
of the cars from stage and screen. Just
6miles away Bassenthwaite Lake offers a
variety of water sports.
Within easy reach are the beautiful lakes of
Derwent Water, Crummock Water and Buttermere,
surrounded by Lakeland's dramatic scenery.
Nearby Cockermouth (11 miles) is the
birthplace of Lakeland's most famous poet,
William Wordsworth, whose 18th-century town
house is now protected by the National
Trust. The town's other attractions include
The Printing House, where visitors are
invited to tackle some of the many printing
machines, The Cumberland Toy and Model
Museum and Jenning's Brewery Tour, which
culminates with a tasting. There is tennis,
riding and golf in the area, as well as good
fishing locally and excellent bird watching
from the farm, as well as the chance to spot
the occasional red squirrel and deer, whilst
it is a short drive to Osprey Watch at Dodd
Wood, Bassenthwaite.
The Scottish borders and Hadrians Wall are
within easy touring distance. Pretty village
of Caldbeck 4 miles with shops, restaurants
and art gallery. There is a good choice of
pubs and restaurants locally (including
vegetarian), the nearest pub in Ireby is a
1½-mile drive away, and Uldale is 2miles
away, also with a pub serving good food.

"A walk through
woodland to Windermere's shores . . . superb
cottages and facilities in an unparalleled
Lakeland setting . . ."
A detached stone barn conversion
stylishly refurbished in 2007. Entrance
hall. Large open-plan living/dining-room
with wood-burning stove and French doors to
patio. Modern fully fitted kitchen area.
Double bedroom with en-suite shower
room/W.C. First floor: Large galleried
landing leading to four bedrooms; one
double, three twin-bedded. Bathroom/W.C.
with over-bath shower. Shower room/W.C.
In the heart of the beautiful Lake
District, just a mile from the western shore
of Lake Windermere, Graythwaite Farm offers
the opportunity for an exceptional holiday.
The original buildings of this unique
Victorian `model farmstead' have been
thoughtfully refurbished, decorated and
furnished to a very high standard. They now
offer not only superb holiday accommodation,
but also an outstanding range of facilities
- including an indoor heated swimming-pool,
table tennis and a fitness suite.
The stunning location in 4acres of woodland
offers plenty of gloriously natural space to
visitors and a one-mile walk (which crosses
aroad) leads to private frontage on the
softly lapped shores of Windermere itself. A
2½-acre stocked lake provides free trout
fishing and, at the hub of the estate,
beautiful Graythwaite Hall's lovely
surrounding gardens are open to the public
in the Spring. The farm forms part of the
Graythwaite Estate, which has been in the
same family since the reign of Queen
Elizabeth I and remained intact as a large
working estate throughout four centuries.
The farm stead, from which the cottages have
been formed, was built in 1890 and its
position was chosen at a time when the
popularity of the Lake District was just
beginning to rise in wealthy Victorian
circles. Thus the tranquillity and beauty
which first captivated visitors to this area
can still be enjoyed in idyllic surroundings
where peace reigns supreme. Visitors are
well placed to explore the extraordinary and
dramatic scenery for which the Lakes are
sofamous.
Hilltop Farm at Near Sawrey, the cottage
where Beatrix Potter's imagination was
stirred to create Peter Rabbit and Jemima
Puddleduck, is just 4 miles away. At
Hawkshead (4 miles) there is agallery
dedicated to her original drawings and
illustrations. Within 10 miles are Rydal
Fell, Rydal Water, Grasmere and the cottage
of the poet who made them famous and brought
the Lake District to the attention of the
world, William Wordsworth. The Lakeside and
Haverthwaite Steam Railway (4 miles) runs
through the valley of the River Leven; its
trains connect with a leisurely steamer
going to the busy, cosmopolitan town of
Bowness-on-Windermere. The steamer also goes
further north to Waterhead, the stop for the
pretty little town ofAmbleside.
