history in one of Britain's oldest ports and
the host of Europe's biggest on-water boat

River Avon in Hampshire at the edge of
Ringwood, a beautiful old market town on the
edge of the New Forest. The house overlooks
open water meadows to the rear yet is only a
2-minute walk to the centre of town with its
wide range of shops, wonderful pubs and fine
places to eat. The riverside garden has 100
feet of private river bank with fishing
rights and views over the river to the
nearby thatched pub, the Fish Inn. The house
itself dates back several hundred years in
parts but has been extended over the years.
All can enjoy the large hot tub and sauna
and the main garden has a lovely outdoor
heated swimming-pool and the Breeze house
for al fresco dining. The lively coastal
town of Bournemouth is 15 minutes'' drive
away, the ancient city of Salisbury 30
minutes'' drive and London 1-2 hours by car
or coach from Ringwood. It is an ideal spot
from which to explore the New Forest
National Park with its varied wildlife,

pretty hamlet of Brook, Little Popes stands
detached and dates back 600 years. Thatched
and Grade II listed, it is a charming,
`chocolate-box' cottage, oozing character
and displaying a wealth of beams. There are
two covered wells within the grounds to the
front, whilst the large enclosed rear garden
makes a wonderful spot where guests can
relax on the decked area. The cottage base
provides a real haven from which to enjoy
and explore the surrounding area. The New
Forest can be discovered on foot, or by car
or bicycle - exploring some of the appealing
villages, and perhaps stopping for a cream
tea in one of the many popular tearooms.
Hampshire was enjoyed by the English
novelist Jane Austen - with her house and
museum in Chawton, and her final resting
place in Winchester Cathedral. There are
many activities for the family to enjoy,
including Marwell Zoological Park, New
Forest Otter and Owl Wildlife Park or a day
out at Beaulieu Motor Museum to name a few
places of interest nearby. Further a field,
but well worth a trip, is Monkey World and
the Tank Museum near Wool. Southampton, with
its maritime history and West Quay shopping
centre, makes for a good day out browsing
around the shops; whilst beach lovers will
enjoy a day by the sea at the Blue Flag
beaches of Hayling Island, Bournemouth and
Sandbanks Poole. Two pubs and two golf
courses can be found within a short stroll. |

Great walking exists from the doorstep,
along the Solent Way, exploring the local
coastline, historic salt marshes and nature
reserves. There is a unique sea water open
swimming-pool very close, and and beautiful
sandy beaches within just a few miles. The
property lies within easy reach of Beaulieu
Motor Museum, and there are excellent bus
services including transport for bikes in
summer. Outside the house to the front there
is a large green with pond, bandstand and
great childrens play area. Beyond this is
the river, where it is quite easy to pass an
hour or two watching the boats or maybe
trying a bit of crabbing. To the far side of
the green is a large slipway, where there is
always something to see as dinghies and
small boats are launched and recovered all
day long. The local RNLI station is also
situated here, which brings a bit of action
once in a while to an otherwised relaxed and
laid-back feel. After all this excitement,
theres always the possibility of relaxing
with a drink in the Mayflower pub next door.
Large rear gardens, great food, good service
and an outdoor childrens play area ensure
this is always a pretty popular place. |

These two magnificent listed buildings offer
wonderful character accommodation just a
mile away from the lovely sandy beaches of
Swanage Bay. Newton Manor House dates back
to the early 1600s and is built from local
Purbeck stone. Lovingly restored by the
present owners, the house has retained much
original charm and features a profusion of
ornate oak panelling and wood carvings. The
principal rooms overlook the serene
landscaped gardens, while the first and
second floor rooms offer far-reaching views
across the small seaside town of Swanage, to
the sea and coast beyond. Newton Hall dates
back over a thousand years and is originally
believed to have been a Saxon barn.
Altered
during the 19th century to form a grand hall
to the attached manor house, it has a
beautiful walled garden with sunken fish
pond, accessed via an old coach house. An
ancient cupola adorns the vaulted ceiling of
the hall. For larger groups a `secret
passage' can be opened to connect the two
properties, and the main reception room of
Newton Hall can be transformed into a
stunning banquet-style dining hall for
special occasions.
The town of Swanage
nestles peacefully amidst the beautiful Isle
of Purbeck countryside, and is set betwixt
the Heads of Durlston and Studland, sloping
gently down to the water's edge. This small
pleasant resort has an array of restaurants,
interesting shops and a small theatre, not
to mention spectacular floral displays in
the parks and gardens. In season, pleasure
cruisers leave the pier daily, bound for
Poole, Bournemouth and the Isle of Wight.
The Lifeboat Centre at Pervil Point is open
to the public and fascinating to visit,
whilst Durlston Country Park provides
magnificent cliff walks and views of Anvil
Point Lighthouse. A trip aboard Swanage's
restored steam railway also makes for a fun
day out, winding its way through pretty
scenery to the ruins of Corfe Castle.
Fine
coastal walks extend round Studland Head, to
the coveted Blue Flag beach in the north,
whilst the South West Coastal Path leads to
Kimmeridge, Tyneham and West Lulworth in the
west, much of which is National Trust land
and rich in local flora and fauna.
Kimmeridge itself has a marine reserve and
is gateway to the gentle rolling Purbeck
Hills.
The larger seaside resorts of Poole
and Bournemouth are just a ferry ride away,
boasting a huge range of shops, theatres,
museums, cinemas, and restaurants. The
entire coast is excellent for trying out all
manner of watersports - windsurfing,
water-skiing, yachting and surfing to name
just a few. Fishing and tennis are available
a mile away in Swanage, and a local golf
course can be found nearby.

Just 3miles from the coast at West Bay, this
spacious 200-year-old converted barn has
been comfortably furnished throughout. In a
courtyard setting next to the owners' home
and `Good Life' smallholding, it has a small
garden area at the rear occasionally visited
by a dog, cat, ducks and chickens! This
valley setting of outstanding natural beauty
is just below the Iron Age fort on Eggardon
Hill, and only 2?miles from the clean beach
of shingle and low-tide sand at Burton
Bradstock, where the cliff-top coast path
gives fine views over Lyme Bay. Bridport
(2?miles) offers shops, restaurants and a
twice-weekly market. Dorchester 12miles.

Weekly bookings and
limitations for booking short stays:

Bookings may be made for a
duration of 2, 3, 4, 7, or 14 days (some cottage
owners may choose not to offer the full range).
Stays for 2, 3, and 4 nights are regarded as
short stays. Stays of up to one month may be
available for some cottages please

Most weekly bookings run from Saturday
to Saturday, unless the property indicates
otherwise. Where accepted, 2 night
breaks start on a Friday or Saturday, 3 night
breaks on a Friday and 4 night midweek breaks
start on a Monday.
Bookings for short stays
that fall during a public holiday may only be
made within 28 days of the public holiday.
Bookings for 7 or 14 days where the stay dates
include a public holiday may be made at any
time.

Short break bookings
for peak times of Cottage occupancy cannot be made
until 28 days prior to the Start Date of your stay.
June, July, August, and early September are classed
as peak times. The schools go back at different
times depending on the area. That is why its such a
long peak time.
