In three acres of glorious garden grounds,
surrounded by lakes of water lilies, splendid trees,
flowering shrubs and woodland drives, the splendid
cottages at Kinmount Court are only a few miles from
the sandy shoreline, which sweeps westwards to
yachting harbours and bird reserves. This
meticulous, architect-designed conversion has
transformed the Victorian servants' wing of
magnificent Kinmount House into a delightful
courtyard cluster of eight cottages, which retain a
wealth of original features and details, and possess
tremendous atmosphere and charm, which makes it an
ideal marquee wedding venue with ballroom included.
They enjoy shared use of outstanding facilities,
including a superb indoor heated swimming-pool,
which has been sensitively incorporated into one
side of the courtyard. Open daily all year round,
the pool has full changing facilities, and its
building also houses a sauna, sunbed, cardio gym and
games room with pool table.
The cottages themselves have been luxuriously
appointed; the master bedrooms have four-poster
beds, the kitchens are lavishly equipped and the
utmost care has been taken over the choice of
fabrics and furnishings. Alongside the gracious main
house, they are set around the attractive courtyard
with patio and barbecue areas - and an extensive
grassed area offers plenty of space to relax, as
well as an equipped play space for children. From
the cottages, there is immediate access to the
grounds where azaleas and rhododendrons are a
pageant of colour in the summer. With lakes in front
of the house, it is a fitting setting for properties
of the finest quality, which boast views over
shimmering waters to the Lakeland hills across the
Solway Firth. Kinmount Court has access to
exclusive salmon beats on the Rivers Annan and Nith
including the famous Barjarg beat that boasts a
salmon catch of 67lb, in 1812,
by well-known poacher, Jock Wallace, and
confirmed by the Earl of the home. More up to date
catches are now giving an average of 59salmon and
160sea trout in a a season along this two mile beat.
One to one fishing tuition can also be arranged for
novices. Prices at cost - dependant on the time of
year.
Just 2miles from the cottages is Powfoot, created in
the 1790sas a sea-bathing resort by one of the
owners of Kinmount House. Set above a beach, it has
an excellent golf course, one of several along this
coast. About a mile further on, the river at
the redstone town of Annan is famous for its salmon,
sea trout and brown trout fishing, and
there are pleasant walks along both banks. The town
boasts a choice of
restaurants and pubs, as well as a sports centre. At
Ecclefechan (6miles) Thomas Carlyle's birthplace is
to be found, containing a collection of relics and
letters. Rammerscales (8miles) is a
Georgian house linked with Flora MacDonald.
Along the coast at Caerlaverock (8miles),
13,000acres of salt-marsh and foreshore have been
designated a National Nature Reserve; barnacle,
pink-footed and greylag geese feeding on the
saltings in Autumn and Winter make this one of the
most notable bird sanctuaries in Britain.

Peacefully
situated within Dunscore Glen, these two
detached properties, both furnished and
equipped to an excellent standard, offer
panoramic views over open countryside.
Nestling in the heart of the Dumfriesshire
countryside, there is extensive walking
throughout the shared 300-acre grounds and
the opportunity to watch deer, birds of prey
and owls in their natural surroundings.
Local
attractions include Drumlanrig Castle, the
home of the Duke of Buccleuch and
Queensberry, and has a superb art
collection, beautiful gardens and extensive
country park. Nearby is Thornhill with
shops, hotels and an 18-hole golf course,
Mabie Farm Park with quad bikes, trampolines
and astro turf slides. Dumfries, dating back
800 years, has connections with the poet
Robert Burns, and activities include Camera
Obscura, cinemas, skating and swimming.
Further south is the remote
triangular-shaped Caerlaverock Castle which
dates back to 1270, with its mighty
gatehouse and moat, and a nearby nature
reserve.
Amongst
the protected salt marsh and mud flats there
are many well-situated birdwatchers' hides,
which offer the opportunity to catch a
glimpse of the rare natterjack toad or one
of the thousands of barnacle geese which
return in the winter. The nearby Galloway
Forest Park is famed for off-road cycling
and walking with the Seven Stanes and
National Cycle Network also passing nearby.
Watersports available at Loch Ken. The
Solway Coast has many varied towns with art,
craft and antique shops. Throughout this
whole area there are great opportunities for
walking, golfing, riding and fishing -
exclusive salmon and sea trout
fishing on private water by arrangement.

the remarkable Grade A listed Leithen Lodge,
these delightful properties offer a unique
experience in a very grand house in a
beautiful secluded setting at the head of a
valley by Leithen Water, only 4 miles from
Innerleithen and just under an hour south of
Edinburgh. Dating from 1241, the house was
much enlarged and remodelled in the 1880s in
the Arts and Crafts style and has recently
been restored to its full splendour. Both
properties are furnished with antiques,
paintings and fabrics suited to the period
of the house.
Leithen
Lodge Stables has a vast, 40ft first floor
sitting and dining room while Woolhope Bank
has a cosy sitting room with an open fire
and a lovely sunny, west facing dining room
looking out through the pine trees to the
hills beyond. The extensive, shared
grounds have a river running through and a
trout pond with fishing by arrangement,
whilst there is excellent hill
walking from the doorstep. The mountain bike
centre at Glentress is nearby, as is the
ancient Traquair House where beer is brewed.
Dawyk and Kailzie Gardens are close by, and
Peebles, 10 miles, has shops, restaurants
and theatre. Shops and pubs 4 miles.

base for touring
This detached farmhouse is located in the
central hub of Argyll making an ideal
holiday location and a perfect touring base.
The surrounding area offers a wealth of
interest and fantastic scenery. Ben Cruachan,
Ben Nevis and Glencoe are all within easy
reach and are a mecca for hill walkers all
year round.
There are
many recreational amenities available within
the area - boat fishing for trout
and salmon (permits available locally),
golf, walking, horse riding, cycling and
bird watching are all popular. It is also an
excellent base for exploring the West
Highlands and its many gardens, castles and
distilleries.
Trips to
picturesque Inveraray, 6 miles, with a visit
to the castle and Inverarary Jail are a
must, with Fort William and historic Glencoe
also recommended. To the south the Crinan
Canal with its stepped lochs making for a
lovely scenic walk. Within an hour drive is
Oban `Gateway to the Isles', from where
modern ferries go to Mull and Iona and to
other Hebridean gems. Oban has a sea life
centre, rare breeds park and an excellent
golf course.
