from the western shores of Lake Windermere
and situated on the side of a country lane
with wonderful views of the estate fishing
tarn 110 yards away, Keepers Cottage has
been fully restored to the highest standard.
Benefiting from a secluded and peaceful
setting, the cottage is part of the
Graythwaite Estate set within 4 acres of
woodland offering plenty of natural space
where peace reigns supreme. Standing
detached, Keepers Cottage boasts private
parking and a south-west facing terrace area
with barbecue, perfect for those warm summer
evenings. A 2½-acre stocked lake
provides free trout fishing and at
the hub of the estate, beautiful Graythwaite
Hall's lovely gardens are open to the public
from Spring. Guests are also invited to use
the facilities of the converted farmstead (a
ten minute stroll), which now provides
holiday accommodation and where there is an
indoor heated swimming-pool (open 8.45am to
7.45pm), a fitness suite (at cost) and
bicycle hire. This is an excellent location
for exploring the Central Lake District with
its varied and extensive visitor
attractions. Within 10 miles are Rydal Fell,
Rydal Water, Grasmere and the cottage of
William Wordsworth, who brought the Lake
District to the attention of the world.
Just four miles away at
Hilltop Farm near Sawrey, is the cottage
where Beatrix Potter wrote her many stories
about Peter Rabbit and Jemima Puddleduck. A
gallery at Hawkshead, also four miles, is a
gallery dedicated to her original drawings
and illustrations. Running through the
valley of the River Leven is the Lakeside
and Haverthwaite Steam Railway (4 miles);
its train connects with a leisurely steamer
and travels to the busy town of Bowness-on-Windermere.
The steamer also travels further north to
Waterhead, stopping at the pretty little
town of Ambleside. Ambleside is a
first-class base for walkers, but in
addition offers numerous attractions such as
St Mary's Church, whose spire is visible
from all over town, Bridge House National
Trust Information Centre, Adrian Sankey's
Glass Works and The Armitt, whose
collections displays the contribution to
Lakeside Society made by John Ruskin,
Beatrix Potter and writer Harriet Martineau.

stretch of the South Tyne river running
through the farm. Broadmea Farm is
perfectly situated as a touring base for
exploring a wealth of natural and historical
treasures in the area. Hadrian's Wall is
only 8 miles away, with the Scottish Border
and the Lake District 25 miles distant.
Nearby Alston (5 miles), the highest market
town in England, offers an interesting array
of cafes, shops and pubs and steam engine
railway as well as pony trekking, and 18
hole golf. There is a village pub (1 mile)

Cumbria's grandest stately homes - Sizergh
Castle and Levens Hall. Kendal has many
attractions to enjoy including the Kendal
Museum, the Georgian Abbot Hall, the Museum
of Lakeland Life and Industry, and Kendal
Castle, the birthplace of Henry
VIII's sixth wife,
Catherine Parr. Ambleside, Troutbeck,
Langdale Valley and Grasmere are all within
easy reach.

Excellent walks, wildlife and
fishing on private lake
This stone-built, former bobbin mill stands
beside the crystal-clear waters of the River
Sprint at Cocks Close, in the unspoilt
Longsleddale Valley, an area which will
soothe even the most work-weary city
dweller.
You can wander over 24-acres of
privately-owned hill land, looking out for
buzzards and heron. Then take a walk on
nearby Bannisdale, Potter Fell and over to
Haweswater, the most isolated of the Lakes,
famous for the drowned village of Mardale.
Fish for sea trout or salmon on ½ mile of
private river (15th March to 31st October),
or in the owners' small fishing lake.
After a day in the fresh air, there is good
food at the pub in Burneside village 2½
miles, where there is also a fish and chip
shop. Kendal is 5 miles, with shops,
restaurants, theatre and leisure centre.
Lake Windermere is 20 minutes drive.
Converted into three apartments, furnished
and equipped to a very good standard. There
are modern, oak-fitted kitchens and lovely
gardens with furniture and barbecue, the
perfect place to relax and unwind.
