location for a family holiday, a celebration break
or a get-together with friends. The property is set
on a working farm with 3 acres of trout fishery
nearby (bookable by arrangement with owner). The
hamlet of St Nicholas, South Elmham is surrounded by
the beautiful rolling countryside of the Waveney
Valley. A short drive away is the historic town of
Bungay, gateway to the Broads National Park and
notable for its wide range of antique shops,
restaurants, pubs and other specialist shops;
bicycle and canoe hire is also popular. Nearby is
the renowned, award-winning St Peter’s independent
brewery and restaurant. A little further along the
Waveney is the attractive market town and boating
centre of Beccles where day boats can be hired to
explore the Broads. The bustling city of Norwich
with its fascinating castle museum and Theatre Royal
is within 40 minutes’ drive. Also within half an
hour’s drive is the Suffolk Heritage Coastline with
the famous seaside towns of Southwold and Aldeburgh,
the RSPB bird reserve at Minsmere and the smaller
but equally charming villages of Dunwich and
Walberswick. Pub 3 miles.

the sea. King's Lynn which was once the
country's fourth largest town in medieval
times itself offers a handsome waterfront
and medieval winding alleyways, where
visitors can browse amongst a good selection
of shops and dine in traditional inns.
Historical houses abound in the region, with
ruins to be found at nearby Castle Rising
and Castle Acre. The Queen's country
residence of Sandringham is open to the
public (unless a member of the Royal family
is in residence) and is just 11miles
away.The market towns of Fakenham and East
Dereham are close by and well worth a visit.
Excellent trout and coarse fishing
nearby. Good bird-watching, golf,
sailing, horse riding and antique hunting
locally.

Sandringham Estate, Ashwood Manor is set by
the River Nar and offers both space and
comfort, with several sporting activities on
offer, and plenty of room to relax amid
beautiful surroundings. Adjoining the
owners' home, both properties are located in
extensive grounds with gardens, a lake, and
an indoor heated swimming-pool with sauna
and sun bed. Further facilities include an
exercise room, children's adventure
playground and games room. Ashwood Manor has
been renovated and offers comfortable, well
furnished rooms, ideal for large parties.
There is a spacious sitting room with lovely
views over the lake and countryside,
separate dining room, and attractive kitchen
leading to a conservatory, as well as five
bedrooms, one with a king-size four-poster.
Ashwood
Wing offers smaller but equally comfortable
accommodation for a group with fewer people.
Guests at both properties have their own
enclosed garden and access to the owners'
7acres of paddocks; the lake is close to the
house but is fenced for safety.
Fly-fishing and coarse fishing is available
all year round at Narborough trout and
coarse lakes ½-mile away. Lake at house
available for fun fishing. The
local area offers wonderful woodland/river
walks, and the superb gardens and park at
Sandringham can be visited when the Royal
Family is away. Good places to visit include
Castle Rising and Castle Acre. The coast is
only 15 miles and is a haven for
bird-watchers, with the nearest RSPB reserve
at Snettisham, which also has a beautiful
church and Park Farm. The long sweep of
sandy beach runs from here to Hunstanton and
beyond, from where the Norfolk coast path
begins. Medieval Kings Lynn, with its
handsome waterfront, shops, inns and
restaurants is just 8miles. Swaffham market
town, 6 miles.

Norfolk, the property is well-placed for
exploring both the coastline and Norfolk
Broads (25miles). The North Norfolk
coastline offers excellent sandy beaches,
RSPB nature and bird reserves and a scenic
coastal path for good walking.
Daily boat
hire is available at Wroxham, the `capital'
of the Broads, where there is also a fine
choice of waterside cafes and inns in which
to pause and enjoy some light refreshment.
Theatre, shops, inns and further cafes are
to be found at the medieval town of Kings
Lynn, 16miles away, and the beautiful city
of Norwich (18miles) additionally has a
castle and museum. Also worth a visit is
Colman's Mustard Museum where many varieties
that are not generally available are sold
here while the countless yellow fields which
surround Norwich are tell-tale signs that
the mustard trade is still thriving today.
The market
towns of Swaffham (5 minutes), East Dereham
(15 minutes) and Fakenham (30 minutes) are
close by, whilst Thetford Forest Park
(15miles) covers several thousand acres with
marked forest walks, wildlife hides and
cycle trails. Nearby places of interest
include Oxburgh Hall, the Royal Sandringham
Estate, and Castle Acre Priory and castle
ruins. Fly fishing and coarse
fishing at Narborough trout and coarse
fishing lakes, 10miles, with golf,
walking and cycling locally. Pub, restaurant
and shop 3/4 mile.
