West Lyn valley towards the spectacular
coastline of Lynton and Lynmouth. Primrose
and Foxglove cottages nestle in a peaceful
location adjacent to the owners farmhouse,
offering the perfect base for a relaxing
holiday with warm, well equipped and
comfortable, year round accommodation.
Set
amongst some of the most glorious scenery to
be found in Devon, numerous footpaths and
coastal walks can be explored, some starting
from the cottages, making touring the
National Park a delight.
Just a
short distance is the pretty village of
Lynmouth where you will find quaint thatched
inns welcoming with Inglenook fireplaces and
fine local fayre. Coastal towns such as
Ilfracombe and Barnstaple are within easy
driving distance as are excellent sandy
beaches at Woolacombe and Croyde.
Exclusive fishing on own private beats of
East Lyn river, for salmon and sea trout at
extra cost. Fly fishing for brown trout is
free to guests. Shops 1 mile, pub ¼

Maddox Down Farm is situated in a quiet
hamlet with stunning views over the
countryside, completely rural. This working
farm, with the traditional stone barns
converted into 5 delightful holiday cottages
in keeping with the area has been in family
ownership since the 1500s. On site there is
a games room in a converted cart linhay,
complete with pool table, board games,
books, videos and more. In the
meadow below the cottages there is a catch
and release fishing lake, stocked with trout
and carp, which can be used by guests free
of charge, tackle can be supplied for a
small charge if required.
There is a shopping service available,
including local produce, and a welcome pack,
which will be available on arrival. Guided
farm walks are provided, where the ancient
standing stone, fabulous views of Wales and
Exmoor can be seen with the chance to feed
the owners Jacob sheep on the way. Situated
only 2 miles from the edge of Exmoor
National Park, 3 miles from the sea.
Fishing trips can be booked from Combe
Martin and Ilfracombe. Just a short drive
and you will find the villages of Lynton and
Lynmouth, with its unique Cliff Railway.
Only 8 miles from Woolacombe with its 3
miles of golden sand and Blue Flag status.
Barnstaple, the local market town is 10
miles awayt, it is an ancient Borough Town,
with its famous pannier market in use every
day. Supermarkets and shops, as well as a
tennis centre, leisure centre and many other
amenities. Barnstaple is best known to
archaeologists for its Barum ware pottery.
Bideford, situated on the River Torridge and
Tarka Country. Trips to the unique Lundy
Island can be taken from here, don't forget
to look out for grey seals in the waters
below the cliffs. Shops and pubs 11/2 miles.

This delightful and unique octagonal house, formerly
an 18th-century smallholder's cottage, nestles in an
idyllic and peaceful setting by a bubbling stream
and a wonderful waterfall in a wooded combe in the
heart of the Quantock Hills.
It is surrounded by its own garden and National
Trust land, with endless miles of walks among
ancient oak and beech trees and on the heathland,
with its ponies, sheep and red deer.
Reached via an unmade track and over a footbridge,
it makes an excellent hideaway, just 2 miles from
the fossil-rich coast. Golf and trout
fishing nearby. Superb birdwatching
(flycatchers, dippers, buzzards, woodpeckers etc.)
Cream teas and pub within walking distance.

owners may choose not to offer the full range).
Stays for 2, 3, and 4 nights are regarded as
short stays. Stays of up to one month may be
available for some cottages please

Most weekly bookings run from Saturday
to Saturday, unless the property indicates
otherwise. Where accepted, 2 night
breaks start on a Friday or Saturday, 3 night
breaks on a Friday and 4 night midweek breaks
start on a Monday.
Bookings for short stays
that fall during a public holiday may only be
made within 28 days of the public holiday.
Bookings for 7 or 14 days where the stay dates
include a public holiday may be made at any
time.

as peak times. The schools go back at different
