Set in a secluded
position high in the Mendips above Cheddar Gorge
(and just 3 miles from Cheddar), these three
attractive barn conversions make an excellent base
for walkers and nature lovers. This Area of
Outstanding Natural Beauty is rich in bird and
wildlife, including badgers and deer (which visit
the farm). Animals on the farm include calves, pygmy
goats, alpacas, rabbits and guinea pigs. Nature
trails criss-cross the surrounding hills, easily
accessible from the farm, and the whole area is one
of immense historical and geological interest.
Among the many
places of interest to visit are Wells cathedral in
England's smallest city, Glastonbury Tor, the caves
at Cheddar and Wookey, Longleat and several NT
properties including Montacute House and Stourhead
and King John's Hunting Lodge in pretty Axbridge.
Excellent beaches and seaside entertainment can be
enjoyed at Weston Super Mare and Brean, and there
are many charming villages to be explored, along
with the rugged landscape of Exmoor National Park,
famous for the native ponies. The Georgian Heritage
city of Bath is easily reached with its beautiful
architecture, Roman Baths, Abbey and fine selection
of shops and restaurants. Several golf clubs are
available locally together with horse riding,
coarse fishing and trout fishing at Chew Valley and
Blagdon Lakes. Very good local inns and
places to eat.

These well appointed
and spacious properties (H62 & HFFF) are
beautifully set within the richly wooded
grounds of a 200-acre estate. Highbullen
Golf and Country Club nestles between the
Mole and Taw Valleys, boasting breathtaking
views towards the romantic Devon landscapes
of Exmoor and Dartmoor. Sports facilities at
Highbullen are excellent, and guests are
welcome to experience them all at the
Pavilion, which has stunning views over the
surrounding countryside, and features
facilities that include (at cost) an indoor
swimming-pool with Jacuzzi, sauna, steam
room, aerobics studio and `state of the art'
gym.
The 18-hole, par 68 golf course is on the
doorstep (half price green fees), along with
facilities for indoor putting green, golf
simulator and spike bar, indoor bowls,
boules, snooker, squash and croquet, as well
as indoor and outdoor tennis courts -
providing activities in abundance whatever
the weather! In addition, there are
5 miles of salmon and sea-trout fishing
nearby, and fly-fishing (with tuition) is
available in the grounds at cost.
Rowcliffe Cottage additionally has shared
use of an outdoor heated swimming-pool. The
main house hotel at Highbullen, with its
splendid Victorian Gothic architecture,
offers generous hospitality and welcomes
guests to the restaurant, where fine foods
and extensive wine lists can be enjoyed
whilst appreciating the spectacular views.
The cottages are ideally placed to explore
both the countryside and the spectacular
coast of North Devon. The Victorian market
town of South Molton lies 6 miles away, with
its shops, inns, restaurants, antique and
curio shops and is the `gateway' to the soft
and beautiful landscapes of Exmoor National
Park, home to red deer, ponies, sheep and a
variety of natural flowers and wildlife.
The varied landscape is bordered by the
dramatic coastline, awaiting exploration.
Instow on the Taw Estuary (10miles) has a
large sandy beach backed by dunes, where the
sheltered waters are ideal for water skiing,
windsurfing, sailing and sea fishing. With a
selection of inns and restaurants, Instow
makes the perfect spot to watch the sun set
over the bay on a summer's evening. The
scenic Tarka Trail takes in the delights of
both the inland countryside and stunning
estuary, offering miles of cycle and
footpaths.
The awe-inspiring coastlines of the North
Devon coast are close by - Hartland Point
with towering cliffs and jagged rocks
reaching out into the fierce Atlantic Ocean
contrast with the picturesque fishing
villages such as Clovelly, offering timeless
charm preserved by the lack of traffic in
its narrow cobbled streets. Half price green
fees at Saunton Golf Course, one of the
finest links courses in the UK, 35-minute

Stone-built, this stunning, 18th-century
converted barn has been beautifully
furnished throughout and offers spacious,
detached holiday accommodation. Retaining
many original features - including exposed
timber roof trusses, vaulted ceilings, and
natural stone - it also benefits from modern
design details such as underfloor heating,
and plasma TVs. A large central wood-burning
stove divides the dining-room from the
spacious living room - which is complemented
by contemporary lighting, leather sofas, and
original modern art.
A perfect property for the larger family
gathering, holiday or celebration, Orchard
House boasts a wonderful kitchen (ideal for
the task of cooking for a large party) which
has a large range cooker, granite worktops
and American fridge/freezer. The four
spacious bedrooms (all en-suite) have plasma
TVs and are sumptuously furnished with
designer fabrics, each one themed:
French-style, chunky rustic Mexican-style,
rich mahogany, and one with contemporary
with nickel bedstead. There are also two
twin-bedded rooms (each with plasma TV).
Thoughtful added details to pamper guests
include complimentary toiletries (even down
to handmade soaps), and large fluffy towels
- all of which give a stay that special
feel.
To the front of Orchard House is an
unoverlooked garden and patio, with
uninterrupted country views across the
fields and valley. The long stone patio area
extends the entire length of the barn, with
huge teak patio table and chairs seating 12,
with large parasol and barbecue at the
kitchen end. Trout from the
well-stocked large pond along the drive can
even be caught fresh and baked in the open
air on the barbecue! At the other
end of the patio are 8 large comfortable
teak sunloungers/steamer chairs, and from
here, the patio leads to a large lawned
garden, overlooking the valley below, where
there is a children's climbing frame and
swings.
The owners' surrounding farmland is mainly
laid to pasture, and a 25-minute walk across
the fields leads to a little known sandy
beach - Portledge beach - which is a
wonderful sun trap and well off the tourist
map, making it usually very quiet even on
the busiest summer day.

This superb conversion of an 18th-century
stables and coach house has been designed
with the living rooms on the first floor, to
take full advantage of stunning
long-distance views of the North Devon
coastline out to Lundy Island and beyond to
the Atlantic Ocean. A large balcony opens
from the spacious kitchen/dining-room ,
where visitors can relax and enjoy some
magnificent sunsets.
Completed to a very high specification, the
house is very comfortable, with beamed
ceilings and wood-burning stove. Providing
amusement for the whole family, there is a
games room for visitors' use, and a large,
secluded garden, complete with children's
play area.
Visitors are free to try their hand
at fun fishing for trout and to explore the
surrounding 50 acres of woodland
and pasture (with sheep and horses). This is
a wonderful location for a holiday, with a
private, 35 minute walk to a secluded pebble
and sand beach, and the spectacular south
west coastal path, where a chain of
magnificent cliffs stretches along the
Heritage Coast to Hartland Point.
The charming village of Clovelly, just 6
miles away, is one of Britain's showpieces,
with whitewashed houses tumbling down to a
little harbour. The Milky Way and North
Devon Bird of Prey Centre can be found here.
Other local attractions iclude RHS Rosemoor
Gardens, Dartington crystal and The Big
Sheep. Westward Ho! (4 miles) has a sandy
surfing beach, and there is sailing,
water-skiing, golf and riding locally. Pub
1¼ miles.

"...nestling peacefully in the heart of
inspirational Devonshire countryside..."
Surrounded by countryside that formed the
setting for Williamson's Tarka the Otter,
these four character properties originally
comprised the stabling and grooms' quarters
for the Earl of Portsmouth's estate.
Arranged around an enclosed courtyard with
cobbled pathways, they are set within
several acres of beautiful private grounds.
Believed to date from the early 18th
century, the property was developed
throughout the 18th and 19th centuries and
grew greatly in importance - as the Barton
Farm, it was responsible for corn threshing
and storage for the smaller farms upon the
estate. The restoration of the Grade II
listed farmhouse and courtyard has resulted
in a unique property in a rare state of
preservation. A pleasant stroll
through the woodland and pastureland leads
down to the River Taw, where 800 metres of
river frontage awaits guests, and where
superb salmon and trout fishing is
available.
Three properties can be booked together to
provide the perfect setting for that special
family or friends' celebration,
accommodating up to 24 adults. Consisting of
carefully converted and renovated stone and
slate buildings, The Cider Press, The
Gallery and Honey Cottage all offer
substantial and spacious holiday
accommodation, and display a wealth of
features such as wooden or flagstone floors,
beams and inglenook fireplaces with either
wood-burning stove or open fire in the
dining-room. The Cider Press additionally
exhibits fascinating stone walls, with an
apex ceiling and open oak roof timbers
adorning its living room. Approached through
park-like grounds, with double oak doors set
in the arched entrance, the drive leads into
a carriage ring at the centre of the
courtyard. Open towards the south, pleasant
evenings can be spent admiring the splendid
views over the surrounding countryside
towards Eggesford Forest.
Each property has its own garden area
overlooking pastureland, complete with
barbecue, where food can be enjoyed out in
the open. To enable a welcome break from
culinary chores, outside catering can even
be arranged to make a holiday that bit more
special and give the usual cook a
well-earned break! There are a number of
beautiful walks on trails and footpaths in
Eggesford Forest and Heywood which will suit
both energetic and casual walkers. The
extensive grounds of the estate offer plenty
of space for children to play out, and a
special area set aside allows pent-up energy
to be released on the climbing frames
provided, whilst still being under the
parents' watchful eyes. Guests are also free
to wander the 30-acre estate and take in
some great views. To one side of the
courtyard, a sauna and hot tub offer the
opportunity for the adults to spoil
themselves, with shower facilities also to
hand. Beyond the contrasting woodland and
pastureland of the estate, a stretch of the
River Taw offers keen anglers the chance to
enjoy a spot of salmon and trout fishing
whilst on holiday - although there is a
limited amount of tackle available on-site,
guests are requested to bring their own.
Situated on the 180-mile long Tarka Trail,
cyclists and walkers can also take in the
delightful array of landscapes between
Dartmoor and Exmoor, and the `Tarka Line' is
a great way to savour the pretty area by
train. Golf enthusiasts will find a par 3
golf course within the pretty village of
Chulmleigh (2 miles), which is the nearest
village to Eggesford Barton. Quite
self-sufficient, it boasts a bakery, post
office and a choice of three pubs. For
eating out, Chulmleigh has two recommended
restaurants: one specialising in fish dishes
and the other in Indian cuisine, and
Winkleigh has an award-winning restaurant
famous for its food and local cider. South
Molton, 8 miles, as the nearest main town,
offers an array of shops, with weekly
market, restaurants and a good selection of
antique shops. The cathedral city of Exeter
lies within 20 miles, additionally offering
leisure activities, theatre, and cinema.
Lying within the Devonshire heartland, the
properties make a fine base for touring,
with Exmoor National Park and Dartmoor
National Park offering attractive walking.
